Homes are harder on gutters than the calendar suggests. The median year built in the Austin area is about 2000, according to Census ACS data, so many houses still wear their original builder-grade gutters. Those runs are often past the point where a clog is the only thing going on, which is why we look at the whole system while we are up there.

Residential gutter cleaning in Austin, start to finish

  1. We set the ladder on stable ground, clear of your beds and walkways.
  2. We take leaves, tassels and sediment out of each run by hand.
  3. Roof debris sitting in valleys or against the gutter gets cleared from the edge, where it can be reached safely.
  4. We flush each downspout and watch the water come out at the bottom.
  5. We check the hangers, corners and fascia, and point out what we find.
  6. We walk the property with you and check where the water lands.

Does two story gutter cleaning work differently?

Yes. It takes longer, it needs a taller ladder setup, and ground conditions matter more. Angi's Austin guide also notes that per-foot cost can run higher on a multi-story home. Here is what changes.

One storyTwo story
Ladder setupShorter, moved oftenTaller, placed with more care on slopes and beds
Upper roofRarely a factorUpper roof water can dump onto a lower roof and into one short gutter
DownspoutsShort, easy to checkLong drops, with more elbows where clogs can sit
Doing it yourselfPossible for a careful personHire it out

On two-story homes, look at the low gutter where an upper downspout empties onto a lower roof. That gutter often fills first. It is a common place to find grit that has washed down from the shingles.

When should you book seasonal gutter cleaning?

Set your visits by what is falling from your trees, then by the rain. WVU Extension's baseline is at least twice a year and after major storms.

Rainfall from NOAA 1991-2020 normals for Austin. July is the driest month at 1.93 inches.
SeasonWhat lands in the gutterWhat to do
March to AprilLive oak leaves and tasselsClean once the heavy drop is over
MayLeftover grit, plus the wettest month at 5.13 inchesBe clear before the storms start
July to SeptemberVery little, in the driest stretchA good time for repairs and guards
Late fallLeaves from deciduous treesClean after they finish dropping
After a major stormBroken limbs, leaf mats, hail gritCheck once it is dry and safe

The spring drop surprises new homeowners. Texas A&M's Plant Clinic says live oak leaf drop in spring is normal, so a healthy tree can still fill a gutter in a few weeks. Cedar and pine litter keep their own calendars on Hill Country and Lost Pines lots.

Should you clean your own gutters?

On a single-story house with level ground and a good ladder, you can. Plenty of people do. Wear gloves, use a scoop, keep your hips between the ladder rails, and stay off wet rungs. Do not lean a ladder on the gutter itself. Stop if you see wires near your ladder path.

Hire it out for a second story, a steep roof, sloped ground, or a gutter that drains slowly after you have cleared it. That last one usually means a clogged downspout, which is hard to clear from the top of a ladder.

Leaf removal is only part of the job

A visit covers every run on the house, a flush of each downspout and a plain report of what we saw. The written quote names the stories, the linear feet and extras such as a detached garage or patio cover, so nothing is assumed. Ask about debris disposal when you book, since that is set on the quote. Repairs are quoted apart, and you decide.

A homeowner's concern is usually where the water ends up, not how clean the trough looks. These are the items we check once the leaves are out.

  • Troughs and roof edge. Debris comes out by hand, and the outlets get cleared before the flush.
  • Discharge distance. On clay soil, aim for 6 to 10 feet from the foundation and never under 5. A splash block alone does not get there, so you may need a downspout extension.
  • Standing water. A trough that holds water after flushing has a slope problem, and that can mean a re-hang or a repair.
  • Rain barrels. Austin Public Health lists these among the places to check for standing water, so look at the screens as well.
  • Guards. If you are cleaning several times a year, compare gutter guards. They cut cleaning. They do not end it.

What sets the price of a home cleaning?

Your price comes from a free estimate and a written quote, so this section covers what moves the number. For published figures, read our gutter cleaning cost guide for Austin.

  • Length. Linear feet of gutter, including porches and any detached garage.
  • Height. A second story takes more ladder setup and time.
  • Debris load. Wet oak tassels packed tight take longer than a light leaf fall.
  • Access. Slopes, pools, planted beds and locked gates all slow the ladder.
  • Downspouts. The count, and whether any are badly blocked.
  • Existing guards. Clearing under them adds a step.

Season matters on Austin lots too, because a run cleaned right after the spring oak drop carries far more than one cleaned in a dry July. Long gaps between visits add packed sediment. Compare what each quote covers, not only the total. Check that flushing is included and that every structure on the lot is counted.

Rules that touch a home cleaning

We found no City of Austin permit rule aimed at gutter cleaning, and no state gutter license turned up, so the checks fall to you: ask any company for proof of insurance and references. The City's wildfire guidance tells residents to clear leaves and debris from gutters. Austin Public Health lists clogged gutters among the places to check for standing water. If you add guards inside Austin, its WUI code lists noncombustible leaf guards for new work in Zones A, B and C. HOAs and other cities may set their own rules, so check locally before you book a visit.

Why homeowners call V&V

A cleaning is when small problems show up, so it helps when the people on the ladder also hang gutters. Venkat V. called Omar polite and patient about explaining the work. Melissa S. wrote that Victor and his team showed up on time.

  • Family-run crew. Victor owns the company and his son Omar leads installs. Reviews mention both by name.
  • Careful with a property. Reviewers describe people who arrive on time and explain the work.
  • A written quote. Nothing is priced on a handshake, and there is no sales pressure.
  • Same people for repairs. If cleaning turns up a problem, you do not start over with a new company.

These reviews come from install work, since reviewers rarely write about a cleaning. They show how the crew behaves at a house.

“Victor and Omar were very professional and have done a great job for my house gutter installation.. Omar was polite and patient explaining the work and have done a meticulous job .. will definitely recommend !!”

Homes we reach from South Austin

We clean gutters on homes across the Austin metro. West Lake Hills is about 20 minutes from our base in normal traffic, Round Rock about 30, and Cedar Park about 35. Older tree cover and newer subdivisions fill gutters at different rates, so we set timing by the house and not by the ZIP code.

Common questions

How long does a residential gutter cleaning take?

It depends on the linear feet, the number of stories and how packed the gutters are, so we would rather tell you after the estimate than guess. A small single-story home is a much shorter visit than a two-story house under live oaks. Ask for a time window when you get the written quote.

Do I need to be home during the cleaning?

Usually not for the work itself, as long as gates are unlocked and dogs are inside. We do like to walk the results with you, because that is when we show you loose hangers or a bad discharge. If you cannot be there, tell us how you want to hear about what we found.

Will a cleaning make a mess of my yard?

No, it should not leave one. Wet debris can splash during flushing, so we clean up as part of the visit, and you can tell us on the estimate where debris should go. Flag new plantings or fragile beds when we are measuring so the ladder can be placed around them.

Can you get to gutters over a steep slope or a pool?

Often, but we need to see it first. Hill Country lots can leave one side of a house much higher than the other, and a pool deck limits where a ladder can stand. We look at access during the free estimate and tell you plainly if a section cannot be reached safely.

How do I know if my gutters need cleaning now?

Look during the next rain. Water spilling over the front, a downspout that barely runs, plants growing in the gutter, or dark streaks on the outside of the metal all point to a clog. In Austin, a look after the spring oak drop is a good habit even if you see nothing wrong.

Do you clean the roof as well?

Not as a full job. We clear debris sitting at the roof edge and in the spots that feed the gutter, where it can be reached safely. Full roof cleaning or moss treatment is a different job. If you have heavy debris on the roof itself, mention it when you call and we will confirm scope on the estimate.
