Yes, we cover West Lake Hills, all 3.6 square miles of it. From our South Austin base the drive is about 20 minutes in normal traffic, usually up MoPac to Bee Cave Road, or around on Loop 360. What sets this city apart is grade. USDA soil maps put a large share of it on Brackett soils at 12 to 30 percent slopes. At the steep end, that is a foot of drop for every three or so feet of ground. So we start each estimate from the bottom of the lot and work up. Where the water goes after the downspout matters as much as the gutter hanging on the fascia.
Brackett limestone slopes and oak canopy above the gutter line
Brackett is thin soil over limestone, and USDA places it in its highest-runoff hydrologic group. Rain that hits it mostly moves instead of soaking in. A downspout dumped at the top of a cut can open a channel down the lot, undermine a walkway, or send water onto the neighbor below. On these lots we would rather split a long roof into more downspouts, about one per 30 feet of gutter, than concentrate it all at one corner.

Trees are the second problem. Live oaks shed tassels and leaves in spring, and cedar adds fine litter and shredding bark. Where the canopy reaches the roof, the gutter behind a valley can pack solid fast. That is the case for micro-mesh guards up here. They cut cleaning; they do not end it, and the fine stuff still needs a rinse.
Age is mixed. Census estimates put the median build year near 1992, with the 1970s the largest single decade at about 21 percent of housing units and the 2010s close behind. National tables list aluminum gutters at 20 to 30 years, so a 1970s or 1980s house still wearing original runs is past that window.
Storms test all of this. Successive floods in 2015 pushed the city to gather its drainage rules into one manual, and in 2018 its administrator said stormwater had begun reaching downhill properties as neighborhoods built out and homes grew larger. The February 2023 ice storm brought a different load, and city officials asked owners to deal with broken limbs on roofs and fences. A limb that lands on a gutter can bend the run or loosen hangers, so walk the eave after any storm.

Gutter service West Lake Hills lots ask for most
- Micro-mesh guards
Keeps oak tassels and cedar litter out where limbs hang over the eave. On tall downhill walls, that means fewer ladder trips to a gutter sitting high above rock.
- Downspout installation
Extra outlets split roof water so one corner of a slope does not take it all. That keeps concentrated flow off Brackett soil, which sheds rain instead of soaking it in.
- Gutter cleaning
Twice a year is the floor under heavy canopy, and three-story downhill eaves are no ladder job for an owner. Valleys and outlets get cleared first, where tassels pack solid after spring drop.
- Gutter replacement
Fits the 1970s and 1980s houses whose original runs have aged out. National tables list aluminum at 20 to 30 years, and the old gutters leave with us on install day.
- Fascia and soffit repair
Overflow from a packed valley rots trim. We confirm carpentry scope on the estimate. On a shaded eave that stays damp under oak canopy, the board behind a spilling corner softens first.
- Storm gutter repair
Ice-loaded oak limbs came down across this area in February 2023, and one landing on an eave can bend a run or pull hangers. Clear the limb first, then call for a quote.
“Victor did a great job in installing the leaf-guard on the gutters. They are very respectful & responsive.”
“Victor was very quick in responses and very reasonable in pricing on installing gutters and down sprouts to my home. They gave an appointment without much delay and did a very neat job.”
How we work a sloped site off Bee Cave Road
The downhill side sets the plan. Ladders need level footing, and on a terraced lot we settle that safe setup before anything else.
- We meet you at the house, measure linear feet, check the fascia and walk the discharge path to the bottom of the lot.
- You get a written line-item quote: gauge, size, color, downspout count and guards. No pressure.
- On install day the roll-forming machine parks on the driveway, and gutters are cut to length at the house, with seams only at corners and end caps.
- We hang each run at about 1/4 to 1/2 inch of slope per 10 feet, clean up, then check every discharge point with you.

Eanes ISD hills: city permits and stormwater rules
West Lake Hills is its own city, incorporated in 1953, and the only city entirely inside Eanes ISD. Austin's permit exemption list and Austin's wildland-urban interface code do not govern it. Ask the city.
The Building and Development page lists a Small Project Application for single jobs such as roofing, and says all construction projects are subject to stormwater management. It does not mention gutters, so call the department at (512) 327-3628 before work that goes beyond a like-for-like swap. Regrading or a new drain line is the sort of change to raise. The same page links to the city's oak wilt and vegetation removal rules, so check those before cutting limbs back from a roof.
The Drainage Manual is the document to know. The current edition took effect May 18, 2026, and it sets stormwater, erosion control and water quality practice for the city and its ETJ. City Hall is at 911 Westlake Drive. Travis County Water District 10 serves most of the city and put residents under Stage 1 limits in June 2022, which makes a rain barrel off a downspout worth raising at the estimate. Wild Basin Wilderness Preserve, 227 acres co-managed by Travis County and St. Edward's University, runs along Loop 360.

West Lake Hills gutter questions
Can a West Lake Hills downspout empty straight onto a slope?
Sometimes, but we check first. A slope sheds water fast, so a concentrated outlet can scour soil or reach the lot below. We look for a spot where the flow can spread, such as a splash pad on stable ground or a longer extension. Six to 10 feet from the foundation is the working target on clay. Thin limestone soil still needs the water kept moving away.
Do I need a city permit for gutters in West Lake Hills?
Ask the city. Its Building and Development page lists a Small Project Application for jobs like roofing but does not name gutters. Austin's exemption list does not apply here. Call (512) 327-3628 and describe the work, especially if it touches drainage, grading or trees. We can give you the scope in writing for that call.
Are guards worth it under West Lake Hills live oaks?
Usually, if limbs reach the roof. Micro-mesh is a fine metal screen that blocks tassels and leaves while letting water through, which suits heavy oak drop. Screens with bigger holes let more fine litter pass. Either way you still clean, just less often. On tall downhill eaves, fewer trips up a ladder is a real gain.
How does the roll-forming machine reach a steep West Lake Hills driveway?
It parks where it can sit safely, and the finished lengths travel from there. The machine is portable and shapes flat aluminum coil at the house, so long runs are not hauled up a tight switchback. Tell us about a narrow gate or a hard turn when you call, so we can plan the day around it.
