We cover Manor and the newer subdivisions around it. The drive from our South Austin base is about 25 minutes in normal traffic, north on SH 130 to US 290 and a short run east. Manor's calling card is how new it is. Census estimates count about 74 percent of housing units as built in 2010 or later, and about 27 percent as built in 2020 or later. The 2010 census found 5,037 people here. The 2020 census found 13,652, and the 2020-2024 estimate is near 18,600. With housing that young, the likely job here is a first or completed set of gutters, not a replacement.
Gutter service new Manor homes need first
- New construction gutters
Finishes a home that closed with a partial set, or none at all. About 27 percent of housing here dates from 2020 or later, so a first set is the likely job.
- Downspout installation
Pushes outlets clear of Houston Black clay around young foundations. Small lots may leave about 5 feet to the fence, so water often heads toward the front or back.
- 5-inch K-style gutters
Suits most of the single-story and two-story plans built along US 290. Standard roof areas usually drain well with 2x3 or 3x4 downspouts, and we count outlets first.
- 6-inch K-style gutters
Handles larger roof planes and valleys on two-story models. Where a valley feeds one corner over Houston Black clay, it pairs with a 3x4 downspout and a longer extension.
- HOA and multifamily gutters
Keeps colors and layouts consistent across a master-planned section. Communities such as ShadowGlen and Wildhorse Creek may have color rules, so clear the coil before it is ordered.
- Storm gutter repair
The 2024 tornado showed new Manor roofs are exposed too. Bent corners and loose hangers get documented and quoted in writing, and the claim stays between you and your insurer.
Houston Black clay, Gilleland Creek and fresh grading
USDA soil maps show Houston Black clay across central Manor and to the north and east. This is the Texas state soil, and it behaves like it earned the title. USDA lists it at up to about 17 percent linear extensibility, about as high as Central Texas soils go. It cracks open when dry and swells shut when wet. On low ground toward Gilleland Creek, the maps change to Tinn clay, flagged as frequently flooded. Wilbarger Creek drains the country to the east.

A house without gutters drops all its roof water at the drip line, right beside the foundation, on the soil most likely to move. On a new lot that is worse, because backfill near the house has not fully settled and the yard grade can still change. Add the fact that Austin-area bursts of more than 5 inches in several hours are on record, and an unguttered eave has a lot to shed at once.
So the order is clear. First, collect the water. Then get it 6 to 10 feet from the foundation, and not less than 5. USDA NRCS guidance calls for at least 5 feet of extension on expansive soils. On small modern lots there may be only 5 feet to the fence, so we look at each side and keep extensions from dumping onto a neighbor.
Wind counts here too. The National Weather Service confirmed an EF-1 tornado at Manor on April 28, 2024, with peak winds of 110 mph along a track of about 4.8 miles. In ShadowGlen it lifted a roof and knocked down fences. After a blow like that, walk the eaves and outlets.

Read the builder paperwork before you call
Not every new home comes with full gutters. Builders handle it differently from one community to the next, and some sets stop at the front or at a single entry. We cannot tell you what yours has without looking. Check three things in your purchase papers:
- The spec sheet, for what was included: full, partial or none.
- The builder warranty, for any effect of fastening into new fascia or changing drainage. Ask the builder in writing.
- The HOA rules, for approved gutter colors. Get approval before the coil is ordered.
Builders are not strangers to us. Past reviews on our Google profile include a home builder who had us put full gutters on a new modern home. Where you are still under contract, ask if gutters can be added before closing, then compare that price with a written quote from us.
“They did our gutters on our new house, and they are beautiful!!!! This company is so professional and very responsive!”
“V and V gutters did an amazing job On the installation of gutters on my house will definitely be using them again if I need any other project. Very professional and they do amazing work for the price”
Manor visits, from SH 130 to your street
A first-set job is simple. We measure linear feet, check the new fascia and pick downspout spots with the yard's fall in mind. You get a written quote that lists gauge, size, color and downspout count. Nothing has to come off, so the crew forms each run from coil in your driveway, hangs it and tests the outlets. Send your plat or grading sheet if you have one.

Local notes along US 290 and FM 973
Old Manor is older than it looks from the highway. James Manor gave the railroad its right-of-way in 1871, and the town was laid out in 1872 and incorporated in 1913. New growth spread out from there along US 290 and FM 973, in communities such as ShadowGlen, Wildhorse Creek, Stonewater and Presidential Meadows. Mail here reads ZIP 78653. Most of the city is in Manor ISD, with a portion in Elgin ISD. Some nearby subdivisions may sit outside city limits, and Austin's rules do not reach this city, so ask the City of Manor or Travis County if your project goes beyond gutters.
Since July 1, 2024, property owners in the city have paid a stormwater drainage charge on the monthly utility bill. The city's stormwater page asks owners to keep trash and debris out of the street gutter, so keep mulch and soil from washing away at a downspout outlet.

Manor gutter questions
Do new homes in Manor come with gutters?
Some do, some do not, and some get a partial set. It varies by builder and community, so read your spec sheet or purchase contract. Walk the house, note each eave without a gutter, and send us the list or ask us to measure at a free estimate.
How soon should I add gutters to a new Manor house?
Soon after closing, once any builder warranty question is answered. Houston Black clay around a new foundation is taking the full roof runoff at the drip line, and new grading can erode in the first few storms. There is no need to rush past the paperwork. Ask the builder in writing, clear the color with the HOA, then schedule.
Will gutters void my Manor builder warranty?
Ask your builder, because only your warranty document can answer that. Fastening to fascia and changing where water lands are the two items to raise. Get the reply in writing. We can give you a written scope showing fasteners, outlet spots and extension lengths to send along with your question.
Are extensions needed on a small Manor lot?
Yes, in some form. Clay this expansive calls for discharge 6 to 10 feet from the foundation, and at least 5. Narrow side yards are the catch, because the fence or a neighbor may be right there. We route outlets toward the front or back where the lot drains, and may add a downspout to reduce the load on any one spot.
