Gutter Service in Del Valle, TX

V&V Seamless Gutters installs and repairs gutters in Del Valle, the unincorporated stretch of southeast Travis County around the airport and SH 130. It is about 10 minutes from our South Austin base, and soil and house type change from one road to the next, so we quote each place on its own. Manufactured homes and new slab houses share ZIP 78617, and each needs a different plan.

Del Valle is one of our closest service areas, about 10 minutes in normal traffic from our South Austin base, east along SH 71. There is no Del Valle city hall. It has no city limits and no government of its own, which is what sets it apart from the cities around it. Look to ZIP 78617 for a sense of size: the 2020 census counted 28,832 people there, far more than the old small-town figures suggest, and the ZIP runs into Bastrop County at its edge. For gutters that means a wide spread of homes, from older rural places to subdivisions built in the last few years, and no single rule fits them all.

Colorado River soils, Tinn clay and homes east of the airport

Plenty of people call this area clay country. That is only partly true. USDA soil maps show a patchwork. Sample around the community and you find Tinn clay on low ground, Lewisville silty clay, Heiden clay on the rises to the south, Bergstrom silt loam near SH 130, Chaney fine sandy loam to the east, and sandy, gravelly Orif soils close to the Colorado River. Tinn and Heiden swell hard when wet, and Heiden sits in USDA's highest shrink-swell range. Orif drains quickly.

So we dig a little before we decide. On clay we carry discharge 6 to 10 feet from the foundation, and never less than 5. USDA NRCS design guidance calls for at least 5 feet of downspout extension on expansive soils. Flat lots need the extension to keep falling, or water just sits at the end of it. The soil survey labels some Tinn bottomland frequently flooded, so roof water should not be added to a low spot that already holds.

The housing matters as much. Census estimates for ZIP 78617 put about 36 percent of housing units as mobile homes, about 55 percent as single-family detached, and nearly two-thirds as built in 2000 or later, with about 11 percent from 2020 on. New slab houses take a standard K-style layout. A manufactured home is a different job, because its eave and trim are built differently. We look at what the edge can carry at the estimate and tell you plainly what will work.

Big storms land here too. Onion Creek meets the Colorado River about 2 miles northwest of Garfield, and on October 31, 2013 it crested at 40.15 feet, its highest in more than 90 years. Low-lying yards near those waterways have no room for extra water, so send roof runoff toward ground that drains.

“Just amazing craftmanship by Victor and his team to install gutters at our home. The end to end process in dealing with Victor was very smooth and transperant. Victor promised to give us the concrete water splash pads for free as well and I am really happy with the service.”

Gutter service Del Valle properties call for

  • Gutter installation

Fits newer 78617 subdivision homes that lack a full set of gutters. About 11 percent of housing here dates from 2020 on, so many eaves still need a first look.

  • Downspout installation

Moves water off Tinn and Heiden clay, away from the foundation. Flat lots need extensions that keep falling, or roof water just sits at the end of the run.

  • Storm gutter repair

Open ground east of the airport gives wind little to slow it down. After a hard blow, look for loose hangers, bent corners and a run pulled off its fascia.

  • Gutter repair

Sags and leaks on the 1970s to 1990s rural homes around the area. On older places off SH 71 we reseal or rehang what is sound before talking about a new run.

  • Commercial gutters

For shops and small commercial buildings along the SH 71 and SH 130 corridors. We confirm scope on the estimate, and the written quote lists each long wall and downspout.

  • New construction gutters

Homes going up near SH 130 can get gutters close to the end of the build. Read what the builder includes, then compare it with a written quote before closing.

County rules around Bergstrom and SH 130

Jurisdiction here takes a quick check. Much of Del Valle is unincorporated Travis County, while Austin annexed the airport land and some nearby parcels fall under Austin review, so two neighbors a mile apart can get different answers. Confirm your address before you assume any city rule applies. Travis County Code Chapter 480 sets building standards and inspections for new residential construction in unincorporated areas, and it leaves out manufactured and modular homes. It is aimed at new construction, not a gutter job on an existing house. If you have an HOA, ask it about gutter color.

You will know the landmarks. Austin-Bergstrom International Airport sits on the former Del Valle Army Air Base, which opened in 1942. Circuit of the Americas lies on the southeast edge, and Tesla's Gigafactory Texas borders SH 130. The name goes back further, to the Santiago Del Valle land grant of 1832.

Southeast Metropolitan Park, 299 county acres at 4511 Highway 71 East, is another marker on this side of town, and Del Valle ISD ties the area together. Water service depends on the address. Garfield Water Supply Corporation serves members here, so your bill tells you whom to call before anyone digs a drain line.

Del Valle gutter questions

Is Del Valle inside Austin city limits?

Mostly no, but check your parcel. Del Valle has no government or boundaries of its own, and much of it is unincorporated Travis County. Austin annexed the airport, and some nearby parcels fall under Austin review. Your property tax record or the county can tell you which applies. That answer decides who to ask about permits or local rules, so settle it before planning larger drainage work.

Can you put gutters on a manufactured home in Del Valle?

Often, but it depends on the eave. Manufactured homes are built differently from site-built houses, and some have little trim for a gutter to fasten to. We check the edge at the free estimate and tell you what it can carry. If it cannot support a run safely, we will say so and talk through how else to move the water.

How far should a downspout discharge on Del Valle clay?

Aim for 6 to 10 feet from the foundation, and never less than 5 feet. Tinn and Heiden clays swell when wet and shrink when dry, and water held against a foundation drives that movement. A splash block alone does not reach 6 feet. On flat lots the extension needs fall, so we check the grade before setting the outlet.

Should a brand-new house in 78617 add gutters right away?

If it has none, yes, and sooner is simpler. Fresh grading has not settled, and clay around a new foundation takes the full roof runoff at the drip line. Read your builder's paperwork first, then ask about any warranty effect of fastening to the fascia. We can measure once you close and give you a written quote the same way as any other job.
