Gutter Service in Rollingwood, TX

Gutter installation in Rollingwood comes down to two kinds of house: the older place due for a new set, and the rebuild with a bigger roof on the same small lot. V&V Seamless Gutters handles both with gutters roll-formed on site and a written quote. Rollingwood sits about 20 minutes from our South Austin base, and the first question at any estimate is where the roof water goes on a tight lot.

We work in Rollingwood, and it is an easy trip: about 20 minutes in normal traffic from our South Austin base, up MoPac to Bee Cave Road. The city is tiny. It covers 0.7 of a square mile in ZIP 78746, and the 2020 census counted 1,467 people. That small footprint is what sets it apart. There is little open land left, so new construction tends to mean a new house on an old lot, usually with more roof than the one before and a neighbor close by on the low side. Every gallon that roof collects has to go somewhere that stays on your property or reaches the street the right way.

From 1950s lots to rebuilds on Eckrant limestone ground

Rollingwood began as a village in 1955 and became a municipality in 1963. Census estimates show that history in the housing: about a quarter of units date from before 1970, the median build year is near 1984, and roughly 28 percent are from 2000 or later. On a city this built out, much of that newer share likely replaced something older.

The two groups need different answers. An older, simpler house usually takes 5-inch K-style with 2x3 or 3x4 downspouts, and the decision is mostly about replacing tired runs and checking the fascia behind them. A rebuild is a sizing job. If the design gathers a large roof plane into one short eave, as low-slope and shed roofs often do, the gutter takes a lot of water at one point. Then we look at 6-inch K-style with 3x4 downspouts, since a 3x4 drains about 1,200 square feet of roof against about 600 for a 2x3.

USDA soil maps show Eckrant soils and Brackett rock outcrop here, on slopes up to 18 percent. Both are stony and shallow enough that a buried drain line can mean cutting rock. On a tight lot we often stay above grade with a downspout extension or a concrete splash pad instead.

Hard rain finds the low spots here quickly. The city's 2020 Infrastructure Improvements Plan reviewed 23 drainage areas of interest and ranked the Bee Cave Road low water crossing, Edgegrove Drive and Nixon Drive among its top priorities.

Oak wilt dates and the Rollingwood drainage ordinance

This city has its own rules, and three touch gutter season. None of them come from Austin, so Austin's exempt-work list and wildland-urban interface code are the wrong place to look. Check with Rollingwood.

  • Oak trimming. City notices bar trimming oaks inside city limits from February 1 through June 30 to slow oak wilt. Plan any limb clearing over the roof before or after that window.
  • Tree canopy. The city adopted a residential tree canopy ordinance in 2019 and an updated version on April 16, 2025. Read the current text before removing a tree that crowds a gutter line.
  • Drainage. A 2016 ordinance and criteria manual target runoff from new residential development, and permit forms record impervious cover before and after construction. On a rebuild, the gutter layout should match the approved drainage plan, so bring us that plan.

Nixon Drive storm sewers and Rollingwood Park

Rollingwood Park splits in two: the upper park and Hatley Fields along Rollingwood Drive, and the lower park on Nixon Drive near City Hall. Western Hills youth leagues use the fields in spring and fall, so tell us about game days if the machine needs curb space nearby.

The 2022 bond helps pay for water and storm sewer work around Nixon and Pleasant drives and around Hubbard Circle and Hatley Drive. If your street is on that list, ask Public Works how the new inlets affect your frontage before we set outlets toward it. Rollingwood buys its water from Austin Water but owns and runs its own water and wastewater lines, so a question about those lines goes to the city, not to Austin. Ask before anyone digs for a buried drain.

Gutter installation in Rollingwood, by house type

  • Gutter replacement

Takes down worn runs on the pre-1970 and 1970s houses and hauls them off. About a quarter of Rollingwood housing dates from before 1970, so we check the fascia behind those runs too.

  • New construction gutters

Timed with a rebuild's roof and trim, and matched to the drainage plan. The city's 2016 drainage rules make that plan the starting point, so bring it to the estimate.

  • 6-inch K-style gutters

Extra capacity for the large roof planes common on rebuilds. Where a shed or low-slope roof gathers water into one short eave, the bigger gutter pairs with a 3x4 downspout.

  • Metal roof gutters

Fast-shedding standing seam roofs need the gutter set to catch the water. On a rebuild with a neighbor close by, any overshoot lands in a narrow side yard, so placement matters.

  • Micro-mesh guards

Fewer ladder trips under oaks you cannot trim until summer. City notices bar oak trimming from February 1 through June 30, which takes in the spring tassel drop.

  • Downspout installation

Eckrant rock makes buried lines hard work, so extensions and splash pads above grade often do the job. Extra outlets also spread a large roof's water around a tight lot.

A visit from South Austin, step by step

Tight side yards shape the day, so we look at access first. We measure linear feet, check the fascia and mark downspout locations with you, then send a written quote with gauge, size, color and downspout count. Once you approve it, we pull any old gutters, roll-form the new runs at the house and hang them at the correct slope. Parking matters on narrow streets, so tell us if the driveway is tied up by a build. We finish with a walkthrough and check each discharge point before we leave.

“As a home builder, I had V&V install full gutters on a new modern home. Victor the owner was responsive, easy to work with and gave me a fair price. Victor’s son Omar and another young man did the actual installation. I was impressed with Omar. He is a sharp, meticulous, polite young man and easy to work with.”

Rollingwood gutter questions

When should gutters go on during a Rollingwood rebuild?

After the roof and fascia are finished, and before final grading if you can manage it. Downspout locations affect where water meets the yard, so they should be settled against the approved drainage plan. Call us when the roof is being framed. We can measure from plans or on site, then return once the trim is ready for gutters.

Can you trim the Rollingwood oak over my gutter?

No, tree work is outside our scope, and timing matters here. City notices bar oak trimming from February 1 through June 30. Have an arborist handle limbs outside that window and ask the city about the current tree canopy ordinance. If trimming has to wait, micro-mesh guards can reduce what lands in the gutter until then.

Does a gutter job change impervious cover in Rollingwood?

Ask the city before you assume either way. Rollingwood tracks impervious cover on its permit forms, and its drainage manual counts coverage of the ground on a horizontal plane. A concrete splash pad or a new walkway is the item to raise. Replacing gutters on an existing eave is a different kind of work. Get the answer from the building office in writing.

Do 1950s Rollingwood houses have room for 6-inch gutters?

Usually there is no need. Older, simpler roofs tend to do well with 5-inch K-style if the downspouts are placed right, and we add downspouts before we call a gutter too small. Six-inch earns its place on large planes and steep valleys. We work it out from your measured roof area, so the quote shows why.
