V&V Seamless Gutters covers San Marcos, the Hays County seat, about 30 minutes in normal traffic straight down I-35 from South Austin. Census survey data for 2020 to 2024 shows about 69 percent of occupied homes here are rented, and that shapes gutter work in this Texas State University town. The landlord pays for the repair, the tenant sees the overflow, and a clogged downspout can go unreported for a long time. The 2020 census counted 67,553 people. The city's own 2023 estimate was 83,744.
Gutter repair for rentals between Texas State and I-35
A rental needs a different kind of service call. We put the scope in writing, so an owner can approve it from anywhere and keep it in the property file. If tenants are home, tell us. Our office sends a notice when installers are on the way, so you can pass it along. Cleaning before spring storms beats a call after a ceiling stain, and it gives you a dated record of the work.
- HOA and multifamily gutters
Student complexes and townhomes can phase repairs across several buildings. With about 69 percent of occupied homes rented, one owner may hold several buildings, so we can scope them on one written quote.
- Gutter cleaning
Put it on the turnover calendar, while a rental sits empty between leases. A clean system on move-out day also gives the next San Marcos tenant fewer reasons to call you about overflow.
- Gutter repair
Fix a drip or a loose run before a tenant report turns into a wall repair. The written scope goes in your property file, so you know what was done even if you manage from out of town.
- Fascia and soffit repair
Older houses in the historic districts can hide soft trim behind the gutter. We look before hanging anything, and any wood work gets confirmed on the estimate, with a step for district review where it applies.
- Downspout installation
Move discharge off shared walkways and parking at rental properties. We also check low corners near Blanco Gardens, where discharge should not push water toward a neighbor or a crawlspace vent.
- Gutter guards
Trees on older streets near the square can fill gutters fast, and a tenant will not be climbing up to look. Guards cut how often a rental needs a cleaning visit.
“…He responds to all your messages and solves your queries. I have talked with many other vendors before deciding to go with V&V. They were prompt on time, commitment and professional in their work.”
“We are very happy with the service we got from Victor and his team. Victor was very courteous and communicative. Quoted us an excellent price compared to competitors. We’d recommend Victor to anyone looking to get new gutters!”
Balcones Fault ground, spring water and the Blanco River
San Marcos sits on the Balcones Fault, with Hill Country to the west and coastal plains to the east. San Marcos Springs feeds Spring Lake and the river through town. Hays County soil ranges from thin limestone to black, waxy loam. On the dark ground, carry discharge 6 to 10 feet out. On thin soil to the west, water runs off fast and looks for the low corner.

Flooding is part of local memory. The city reported 1,558 housing units damaged in the two 2015 floods, about 80 percent of them in Blanco Gardens. Gutters will not stop a river. They do control what the roof adds to a saturated yard, so on low streets make sure discharge is not aimed at a neighbor or a crawlspace vent.
Your roof already shows up on the city's drainage bill. San Marcos started its stormwater utility in 1999, and in October 2020 residential rates moved to three tiers of impervious cover, split at 1,980 and 3,363 square feet. Roofs count, along with driveways and patios. The fee funds public drains, so what happens between your eave and the street is still your job. On a rental, that makes a downspout outlet pointed across a shared walkway the owner's problem to fix.
Housing ranges widely. Half of it dates from 2010 or later, while the city's seven locally designated historic districts, six of them residential, hold far older houses around the 1851 courthouse square.

Scheduling and local rules in ZIP 78666
We measure, check the fascia and mark downspouts at a free estimate, then send a line-item quote with no sales pressure. New runs are roll-formed on site, old gutters are hauled off, and we walk the job afterward. Austin's permit list does not cover San Marcos. HOA rules are a question for your association, and permits are a question for the City of San Marcos, so ask before work starts.
The districts have their own step. A change in design, material or outer appearance on a building in a historic district, or on a local landmark, needs a Certificate of Appropriateness from the Historic Preservation Commission, which meets on the first Thursday of each month. Ordinary repair, maintenance and painting do not. Belvin Street, Burleson Street, Hopkins Street, San Antonio Street, Dunbar, Lindsey-Rogers and Downtown are on the list, so if your address is on or near one, send the scope to city planning before you approve a new profile.
City customers usually see power, water and stormwater on one SMTX Utilities bill. If a storm drops a line near your gutter, stay back and call your electric provider before you call us.

San Marcos gutter questions
Can a landlord approve San Marcos gutter work without being there?
Yes. If you own from out of town, a property manager can meet us at the estimate. The written quote spells out gauge, size, color and downspout count, so you can approve the scope from a distance. Tell us when you call if tenants are home, and we will talk through timing and access.
Will new gutters help a Blanco Gardens yard that holds water?
They can help with roof water, not river water. Gutters and well-placed downspouts keep what falls on your roof from adding to a soggy yard or a low corner, but they do nothing about a flooding river. In low parts of San Marcos, we look at grade first, then mark discharge points that do not push water toward your home or a neighbor's.
Do new gutters on a Belvin Street or Hopkins Street house need city approval?
It depends on the change. San Marcos requires a Certificate of Appropriateness for a change in design, material or outer appearance in a historic district, while ordinary repair and maintenance are exempt. Swapping a worn run for a matching one reads differently from a new profile. Ask city planning first, and we will put the scope in writing for your application.
